Hi. I have just recently entered into a contract on a property in Kallangur, with the finance condition falling due on 29 October 2009. Building and pest has passed.
The original agreement I had was a friend and his wife of mine were going to buy the house and I cover all costs and then refinance in approximatly 3 years time, however the wife has now changed her mind. I am needing to move out of my current leased premises by 11 November 2009, hence the urgency.
The house is a 3 bedroom house, fully developed downstairs and the contract price is $330,000.00. Accordingly I am seeking someone who would privately go mortgagee for me for approximately $345,000.00 (to cover the purchase price, legals and payout a $8,000.00 loan owing to a family member, thereby consolidating my debt). The original listing price of the house was $347,000.00, so therefore I do believe the house is worth more than what is required for finance.
I have been in my current premises for 4 years, paying $305.00 per week, and just cannot see the point of continuing to pay high rent when I can pay approx. the same for my own property. The only reason for the move is that the owners are wanting to move back into their property. I have just recently commenced my own business, therefore the banks won't yet look at me, however I have the income to cover a mortgage (the original agreement I had was going to cost me approx. $410.00 per week - interest only, plus rates and insurances). I currently have a housemate who contributes to the rent, plus I would be looking at having a further housemate move in once settled.
